Downtown Dadeland has new property manager Continental Real Estate Companies (CREC) has appointed Paola Petry Property Manager at the sprawling condominium complex directly across the street from the Dadeland Mall.
Downtown Dadeland, the 7-building mixed-use complex has been placed into the hands of the professional property manager while the condominium complex is undergoing extensive construction in preparation for the turnover from the successor developer (court-appointed receiver on behalf of Goldman Sachs — Case No. 07-38479-CA-25) to the eight condo associations responsible for managing the seven buildings and the master association. In a letter to the Downtown Dadeland residents, Ms. Petry introduced herself as the representative of CREC charged with the responsibility of managing the property. “To that end, I would like to provide you with some updates about the property, specifically what you can expect to see over the next few months,” Ms. Petry states in her letter dated October 31, 2008.
"First and foremost, the property’s receiver, J.W. Davis, has had a very specific goal throughout 2008 — complete the unfinished buildings so buyers could close on their residential units and more retailers could lease space on the ground floors," reports the CREC representative. This included the completion of Buildings E, F and G. The 7th floor of Building G is slated for completion within the next two months. The floor contains the pool, fitness center and hot tub/spa. As one of the last tasks with Building G, a decorative rotunda is being constructed over the pool, making the pool area available for use early in the New Year. Another of the Receiver’s responsibilities has been to manage the many construction issues that have been identified and require remedial action. To that end, a significant amount of progress has been made, spending nearly $3 million in addressing these issues so far.
“While I understand that construction is an inconvenience,” stated the new property manager in her letter to the residents, “I believe you can appreciate our desire to address issues in the most expeditious manner possible.” As for the retail component of Downtown Dadeland, tenants currently include Children’s Place, Chili’s, West Elm, Banco Popular, Men’s Wearhouse and Panera Bread. Tropical Smoothies and Stir Moon are now under construction and will be opening soon in Building F and G, respectively. The CREC property manager assured the Downtown Dadeland residents that the team working on their behalf has made significant strides during the past ten months, helping Downtown Dadeland move closer to achieving its full potential as one of the region’s most successful urban mixed-use communities.
